GrowthX, one of India's pioneering commercial real estate advisory and office leasing companies, has announced the launch of GO Office Workspaces, marking its entry into India's fast-growing managed office space segment. The company will invest over ₹8.6 crore to establish its first managed office centre at Delphi Tower, Noida, in partnership with ORD Group.
Spread across 72,000 sq. ft., the premium facility will offer nearly 1,200 seats, making it one of the largest managed office centres in the Noida Expressway micro-market. As part of its expansion strategy, GrowthX plans to develop a managed office portfolio of nearly 500,000 sq. ft. across the National Capital Region over the next 12–18 months, with Noida serving as its first growth market, followed by Gurugram before expanding into other major metropolitan cities across India.
The flagship centre has been designed to cater to enterprises, startups, multinational corporations and Global Capability Centres (GCCs), offering premium managed offices, enterprise suites and flexible workspaces for teams of different sizes.
The facility will feature a dedicated CXO Lounge, Zen Garden, MERV-14 air filtration system, high-speed internet, food and beverage amenities, professional facility management and smart technology solutions to deliver a seamless workplace experience.
The launch comes as India's managed office market continues to witness strong demand. According to Colliers, Grade A flexible workspace stock across India's top seven cities is projected to increase from 72.3 million sq. ft. in 2025 to more than 100 million sq. ft. by 2027, driven by rising enterprise demand, rapid expansion of GCCs and the growing preference for flexible managed office solutions.
Recent industry reports further indicate that Global Capability Centres accounted for nearly 45% of office leasing activity during the first half of 2026, underscoring the increasing demand for premium managed workspaces that offer operational flexibility, faster occupancy and lower capital expenditure.
