We didn’t start as a company. We started with a conviction that real growth begins with infrastructure, and that India's destiny is to build one road, one building, one city at a time. GMI Infra was not born out of a business idea but from a deeply personal calling. For our founder, Mohit Bansal CEO GMI Infra, this journey began not in a boardroom but through years spent studying how nations rise on the strength of their built environment. It was the mountains of Leh, the tunnels built by BRO, and the legacy of his architect mother that laid the foundation of what GMI Infra would become.

Our roots go back to 2014–2018, when we undertook rigorous ground-level learning through road and bridge construction, urban planning, and working closely with landowners and engineers. Those years were about understanding not just infrastructure, but the people and purpose behind it. GMI Infra formally came to life in 2018, with one bold aim: to be a catalyst for India’s transformation by building spaces that foster jobs, innovation, and pride.

Our mission has never been to build real estate. It is to build the future. And that future must be inclusive, holistic, and deeply Indian.

Our Design and Development Philosophy We don’t just design buildings. We design ecosystems. Whether it’s an IT park, a logistics hub, a business tower or a residential complex our goal is always the same: to make spaces that spark productivity and inspire better living.

We develop self-sustaining urban zones where commercial, residential, and innovation- focused institutions coexist. We call them satellite cities. Cities within cities. We believe that by integrating environmental responsibility (solar lighting, advanced STPs, rainwater harvesting) with thoughtful architecture and community design, we don’t just serve today’s needs, we future-proof our cities.

What Defines GMI Infra

- Nation-first thinking

- Holistic urban planning

- Talent-driven teams from PEC, IIT Ropar and more

- Long-term partnerships with communities, not just clients

- Focus on Tier 2 growth cities often overlooked by mainstream developers

The GMI Infra Ecosystem

1. GMI Business Park—Where Mohali Found Its Moment. This wasn't just a project; it was a turning point. Located in Greater Mohali's heart, our 40-acre integrated IT and industrial park redefined what business infrastructure could be. Today, it stands as our blueprint for future-ready ecosystems. It now stands as a benchmark with its green design, IT-compliant zoning, and modern infrastructure. IT Companies are building their infrastructure here.

2. GMI IT Tower—The Vertical Future of Work. (On-going) This isn't just another building—it's our vision of tomorrow's workplace taking physical form. Currently in development, this iconic high-rise is designed for innovation, collaboration, and technology. We're creating expansive office spaces with energy-efficient systems and

world-class amenities where IT companies and start-ups won't just exist—they'll thrive.

3. GMI Elite Homes—Where Luxury Meets Community. (On-going) How do you transform living spaces? By understanding how people actually live. Strategically placed along Bharatmala Highway and NH 205A, our gated enclave of 136 luxury 3BHK residences across 34 S+4 towers would blend contemporary design with sustainability principles. These aren't just going to be apartments—however, compliant sanctuaries with green landscaping, rainwater harvesting, and solar energy systems. This isn't just going to be a place to live—it's a way to live better.

4. GMI Platinum Square—Business Finds Its Centre. (On-going) Location matters. Strategically placed along Bharatmala Highway and NH 205A, sharing a boundary with GMI Elite Homes, Platinum Square makes a statement. Bold architecture, unmatched visibility, and high footfall design combine to create spaces where brands don't just exist—they flourish.

5. GMI Sky Greens (Upcoming)—The Future of Vertical Green Living. Tomorrow's urban living won't look like today's. Our upcoming high-rise residential project centres around vertical gardens, EV infrastructure, and health-forward design. Sky Greens isn't following trends—it's setting a new benchmark for sustainable urban living in Northern India.

6. GMI Residences (Upcoming)—A New Language of Homes. Tallest Residential Towers in the Region. Premium plotted development with landscaped boulevards, recreational hubs, adjacent to our own Golf Course, and a gated secure environment. This project doesn't just offer plots—it invites people to dream, design, and dwell in a better way.

7. GMI IT District (Upcoming)—Region’s Silicon Valley in the Making. Can we create India's answer to Silicon Valley? We believe so. Spanning multiple acres, this tech-first district will feature R&D labs, data centres, co-working spaces, and a high- speed digital backbone. With LEED-compliant design and global-standard connectivity, we're building what will become the go-to tech destination of North India.

8. GMI Logistics Park (Upcoming)—Powering India’s Supply Chain Backbone. Sprawling across 100 acres in the strategic industrial hub of Rajpura, along the Amritsar-Kolkata Corridor, GMI Logistics Park is set to redefine how goods move across India. As industries and businesses scale, so must the systems that support them. This project will feature state-of-the-art warehousing, smart inventory management, and built-to-suit manufacturing spaces, positioning GMI Infra as a key player in India's next-gen logistics revolution. We're not just keeping up with the demand—we're getting ahead of it.

9. GMI Textile Park (Upcoming)—Where Threads Weave Tomorrow.

In the heart of Punjab’s industrial landscape, GMI Infra is pioneering a 102-acre Plug- and-Play Textile Park in Hambran, Ludhiana. Designed to redefine textile manufacturing, this greenfield development will feature pre-built factory sheds, cutting-edge infrastructure, and smart park technologies. With Zero-Liquid Discharge systems, solar power, and IoT-based monitoring, it’s a future-ready, sustainable ecosystem. From knitting to dyeing and garment production, the park empowers innovation, exports, and employment—projected to create over numerous jobs and attract multiple investments. This is more than a park—it’s the loom of India’s textile resurgence.

10. GMI Free Trade Zone (Upcoming)—Unlocking Global Trade from the Heart of

U.P. In a bold step toward India's economic transformation, GMI Infra has signed an

MoU with the Government of Uttar Pradesh to develop a cutting-edge Free Trade Zone in Lucknow. Designed to boost exports, streamline trade, and attract global investment, this upcoming project will act as a vital trade corridor in Northern India. More than just infrastructure, it’s a catalyst for jobs, innovation, and national pride. “The Free Trade Zone isn’t just about commerce—it’s about powering India’s journey to become a developed nation by 2047,” said Mohit Bansal, CEO of GMI Infra.

With this, GMI Infra reaffirms its mission: building the platforms that will shape India's future in the global economy.

Every GMI Infra project integrates:

- Green Certifications: GRIHA & LEED-compliant structures that don't just meet standards—they set them.

- Energy Efficiency: Solar panels, double-glazed glass, energy-saving HVAC systems that work smarter, not harder.

- Water Management: Rainwater harvesting, grey water recycling, STPs—because every drop matters.

- Carbon Neutrality Goals: With each project, we're minimizing carbon footprints and increasing energy self-sufficiency. Not because it's trendy, but because it's necessary.

Part of India's Developed Nation Vision: @2047

How does a real estate company contribute to a nation's vision? By aligning every brick with the country's aspirations:

- Economic Transformation: Our industrial parks, logistics hubs, and tech corridors boost GDP and create meaningful employment.

- Urbanization Goals: Through smart cities, high-rise homes, and integrated zones, we're redefining urban living.

- Sustainability Leadership: Our projects align with India's COP26 commitments and net-zero goals.

- Digital India: We're supporting the ecosystem for start-ups, data infrastructure, and AI-driven real estate solutions.

Culture and Community

We believe in building more than infrastructure. We believe in building people. We actively hire from top engineering institutions and train our teams for leadership in sustainability, technology, and execution.

We also engage deeply with communities—whether through sports events, youth mentorship, or cultural programming. The idea is simple: development must be inclusive to be meaningful.

Our Challenges and Triumphs

Like every great journey, ours hasn’t been without its challenges. Acquiring land, navigating complex regulations, and earning the trust of stakeholders have all tested our resolve. But by building respectful relationships with landowners, treating them as contributors rather than just sellers, and honouring every commitment—we’ve turned friction into fuel.

Looking Ahead

By 2030, we aim to build at least 10 major IT parks across North and East India. These will act as magnets for investment, innovation, and inclusive urban growth.

Awards & Recognitions

Our work has been featured in multiple real estate publications and national platforms. Events like the GMI Golf Championship have helped position us not just as builders of cities, but as builders of culture.
